The Building Process

Introduction

The building process starts with you contacting us to set up an onsite meeting. This is where we will meet to get to know each other and hear your ideas. We will discuss ideas for your project and collect measurements. We will also take pictures of existing layouts or of the site where construction will take place. The feasibility and budget you were hoping to stay with is information we will ask. This will be used when we are putting together a proposal. As with any building or remolding process, there are a lot of choices to make on products. This is especially true when it comes to kitchens, bathrooms, and flooring, just to name a few. One customer may want a 50k kitchen and the next customer may have a 15k kitchen in mind. Our goal is to build something that will fulfill your needs and dreams, but at the same time we all have a realistic budget we need to work with. At Smucker Brothers Construction, we want you to be satisfied in all phases of your project.

Presentation

This is when we have specific information about your project. It will vary from basic ideas and sketches to 3-D rendering. We will also provide you with a preliminary proposal. This meeting is to clarify that design and pricing are consistent with your goals for the project. You will now need to determine if you would like to move forward with the project. This is a good time to check references, talk to our past customers, and even view a jobsite that is complete or under construction. It is also a good time to review the allowance for flooring, light fixtures, and plumbing fixtures, for example, to see if they are consistent with your expectations. This step will help to determine if you are comfortable with what we presented. If you decide that you are ready to move forward with us as your home improvement contractors, we will finalize the proposal.

Contracts

This step comes after the final plans and selections are made and you would like to move forward with the project. First, we will present you with a final drawing and a contract. When the contract is signed, we will also require a down payment. After that, we will begin the permit process and get all of the project requirements from your township. It is important to note that when you hire us as your deck builder, if you live in a community with a HOA we will provide all of the documents needed, but the homeowner will need to file.

Construction

The next phase comes after all of the permits are approved and we are ready to build your dream project. This process does vary depending on the size of the project. For all home additions and remodels, we will present you with a schedule from groundbreaking to final inspection. This can also vary depending on the time of the year and weather that is not in our control. We will have a supervisor onsite to help with any changes or to coordinate with our sub-contractors. The sub-contractors we use are a big part of our project. We only use ones that we would be comfortable using on projects for our own properties. Most of the sub-contractors we use have been with us from our first project.

With deck builds and smaller projects, we will give you a projected start and finish date. We will only use our own employees for projects of this size, including small home remodeling projects. The job foreman will meet with the customer each morning and discuss the progress of the job. The job foreman will also be there for you to talk to about any changes that you would like made.
